Buying a new build apartment in Spain.
You pay a reservation fee to take the property off the market and reserve it just for you. This is normally between €6,000 – 10,000.
Then, after 3/4 weeks, the sales contract is signed and you have to pay a total of 10% of the property.
During the construction period, you pay a fixed monthly amount. With this monthly amount, you will have paid 30% of the new flat.
Upon completion and signing of the title deed, you pay the remainder. That is 70% plus the 10% tax ( VAT ).
A new-build property in Spain is financed by a Spanish mortgage bank for up to 70% of the purchase price. On top of the purchase price, you pay 10% IVA ( Spanish VAT ) plus notary fees. So take this into account.
